Mohali-Rajpura Rail Link Land Acquisition: What It Means for Property Prices in Mohali

What happened?

Hindustan Times reported that the proposed 18 km Mohali-Rajpura rail corridor, sanctioned by the railway board in September 2025 at ₹443 crore, is now in the land acquisition stage. About 73 hectares are needed across 13 villages in the Mohali, Fatehgarh Sahib and Patiala districts.

According to the newspaper, the intention-to-acquire notifications, along with land schedules, have been published for all 13 villages. Under the Railways Act, 1989, the Banur and Mohali sub-divisional magistrates have also begun the objection-and-hearing step for six villages. Affected landowners can use that step to raise objections. The Rajpura proceedings are described as advanced.

HT said the Centre is funding the whole project and has set aside ₹100 crore for 2026-27. Officials have not given a deadline for finishing acquisition or a date to start construction. An unnamed Northern Railway official told the paper that building could take around two years once acquisition ends.

Which sectors are affected?

  • Mohali-Rajpura rail corridor
  • Villages in Mohali, Fatehgarh Sahib and Patiala districts
  • Banur and Rajpura
  • Land and plot owners along the alignment
  • Mohali housing market

Potential impact

For now, this is a planning and land-acquisition story, not a finished railway. Without a construction date, it is hard to say when, or whether, it will change prices. Our data puts Mohali at about ₹6,900 per sq ft, and nothing in this news justifies a price change today.

If the line is eventually built, the railway ministry's claim of a shorter route towards Chandigarh could make the Mohali-Rajpura stretch more attractive for commuters, and plots near stations could see more interest. Gains, if any, would likely be slow and uneven, and landowners whose plots are acquired will be dealing with compensation rather than appreciation.
