Metro Line 9 Phase II Nears Opening: What It Means for Buyers in Mira-Bhayandar

The Times of India reports that MMRDA expects to finish Phase II of Metro Line 9 in December, adding four Mira-Bhayandar stations. If it opens on time, commuting from the area to Dahisar and onward could get easier, which usually helps local housing demand.

What happened?

The Times of India reported that MMRDA expects to complete the second phase of Metro Line 9 in December. This stretch runs from Kashigaon to Subhash Chandra Bose Stadium in Mira-Bhayandar. The report names four stations on it: Sai Baba Nagar, Meditya Nagar, Shaheed Bhagat Singh Garden and Subhash Chandra Bose Stadium.

Once construction and systems work are done, the authority will ask the Commissioner of Metro Railway Safety to inspect the section. Passengers can board only after that clearance comes. The first phase, from Dahisar East to Kashigaon, has been running for the public since April 2026.

According to the paper, Line 9 extends Metro Line 7, which links Dahisar East with Gundavali in Andheri East. It also cites MMRDA's estimate that journey times could fall by 50% to 75%, depending on road traffic. The paper adds that the real benefit depends on ridership, how often trains run and how smoothly passengers change over to Line 7.

Which sectors are affected?

  • Mira-Bhayandar
  • Kashigaon
  • Dahisar
  • Metro Line 9
  • Metro Line 7
  • Western Express Highway
  • Residential real estate
  • Rental housing

Potential impact

A commissioning date is still only an expectation. The safety inspection must be passed first, and the report itself says the benefit hinges on ridership and service quality. Even so, a rail link to the existing metro network cuts reliance on roads and crowded suburban trains. Homes close to the four new stations are the likeliest to see firmer buyer interest and rental enquiries.

Any price effect is likely to be gradual and uneven. Part of the gain may already be in current asking prices, since the project has been visible for some time. Localities away from the stations may see little change. Treat the metro as one factor alongside builder track record, possession timelines and local supply, and not as a promise of appreciation.
