Metro Clearance on Line 3: What It Means for Buyers and Investors in Pune

CMRS has cleared five more stations on Pune Metro Line 3, taking approved stations to 17. For homes, offices and rentals along the Hinjewadi-Shivajinagar corridor, the main takeaway is better access once services actually start after the remaining technical work is done.

What happened?

Pune Pulse reported that the safety regulator has approved five additional stations on the Hinjewadi-Shivajinagar Metro Line 3. HT also reported the same update, saying the corridor now has 17 stations cleared for passenger operations out of 23.

According to the two publishers, the clearance came on September 23. PMRDA metropolitan commissioner Dr Abhijeet Chaudhary said the remaining technical items should be finished in about 10 to 12 days, after which the administration can move towards opening the line, though the final call still rests at a senior level.

Pune Pulse also reported that PMRDA has taken up a ₹426-crore last-mile connectivity plan for metro users in Hinjewadi, with costs to be split equally between PMRDA and MIDC.

Potential impact

For property markets along this corridor, the news is supportive because it reduces one of the biggest frictions in office and residential demand: the last leg of the trip. If the line opens as planned, buyers and tenants may find the area easier to live in and work from, which can help absorption over time.

That said, this is still an approval milestone, not a finished service. Price movement, if any, will depend on actual operations, frequency, and whether the last-mile plan in Hinjewadi is delivered on schedule. For now, the more realistic effect is sentiment and inquiry volume, not a guaranteed jump in values.
