Metro 7A Work Resumes, AAI Nod Pending: What It Means for Buyers in Andheri East

Construction on Mumbai's airport-link Metro 7A has restarted even though the aviation regulator has not yet cleared the height issue. Connectivity-linked demand around Andheri East and the airport belt stays on hold until that decision arrives.

What happened?

Hindustan Times reported that MMRDA has restarted work on Metro Line 7A, which had been halted earlier this year after the line's overhead wiring was found to exceed height limits in the airport's flight-path zone. Final approval from the Airports Authority of India (AAI) has not been issued, officials told the newspaper.

According to Hindustan Times, the overshoot is 2.5 metres and affects roughly a 1-km elevated stretch near Vile Parle East. The paper says the original no-objection certificate did not account for the wiring that powers the trains. An official said the airport operator has installed an upgraded landing system and MIAL has sent its views to the central government, so AAI must now decide whether to grant a special relaxation.

The Indian Express separately reported that MIAL's survey found the extra height would not obstruct flights, and that written clearance is still awaited. Hindustan Times quoted an official saying the line could not carry passengers before March 2028, and both papers noted that work on the underground stations remains difficult. The project cost is estimated at ₹812 crore.

Which sectors are affected?

  • Mumbai airport corridor

Potential impact

Restarted construction removes the worst outcome for now, which was a rebuild of the affected stretch. It does not remove the dependency on AAI. Until a written decision exists, the line is a plan with a visible regulatory risk, and buyers should not price a finished metro into a purchase.

Even in the best case, the earliest opening quoted is March 2028, and station construction problems could push it later. Any effect on prices or rents near the corridor is therefore likely to be gradual and uneven, and it may be small next to other local factors. Mumbai's city-wide average of ₹32000 per sq ft in our data shows how much of the price is already set by the wider market rather than by one metro line.
