MahaRERA Registers 435 Projects: What It Means for Buyers in Maharashtra

Mid-Day reported that MahaRERA issued registration numbers to 435 housing projects and also cleared 210 deadline extensions. For buyers, that means more projects with a regulatory record, and a formal reset of dates for some delayed ones.

What happened?

Mid-Day reported that the Maharashtra Real Estate Regulatory Authority gave registration numbers to 435 housing projects just before Dussehra. The projects together represent an estimated investment of ₹23,719 crore and 32,981 flats. Mumbai Live and Punekar News carried the same figures and put the date of the approvals at October 23, 2026.

According to Mid-Day, the Mumbai Metropolitan Region took 201 of the registrations, with Thane at 70 and Mumbai City and its suburbs at 63. Pune was listed with 140, the largest count for any single region in the regulator's data. Vidarbha had 32, Khandesh 24 and Marathwada eight, and a few projects came from Dadra and Nagar Haveli and Daman.

The regulator also approved extensions for 210 existing projects and corrections for 609. Punekar News noted that a project that fails to get an extension can be classed as lapsed. Mid-Day added that between April and September the authority cleared applications for 6,486 projects, and that the running total with October stands at 7,740.

Which sectors are affected?

  • Mumbai Metropolitan Region
  • Thane
  • Mumbai City and suburbs
  • Pune region
  • Nagpur
  • Nashik
  • Under-construction housing
  • RERA-registered new launches

Potential impact

A registration number does not mean a project will be built on time or sold at a fair price. It means the developer has declared a completion date and filed project details with the regulator. The 435 approvals add to launch supply in the festive months, mainly in Thane, Mumbai, Raigad, Palghar and Pune. Where many launches compete in one micro-market, buyers may find more negotiating room, but this story gives no price data, so any effect on rates is uncertain.

The 210 extensions matter in a different way. They show that a good number of registered projects are running past their original dates. An approved extension keeps a project from being classed as lapsed, but it also means possession moves later for the people who already booked. Buyers in those projects should check the revised date and what the developer has promised in writing.
