Kothrud Redevelopment Surge: What It Means for Buyers and Society Owners in Kothrud
A MahaRERA-based report says Kothrud holds the largest share of Pune's redevelopment-linked projects. For society owners and buyers there, the report's main message is that the developer's record matters more than the redevelopment label.

Punekar News reported on 6 October 2026 that Dreams Redeveloped, a Pune advisory and data platform, has released a report called The Redevelopment Pulse. It is built on public MahaRERA registration data, using an extract dated September 19, 2026. According to the report, Kothrud accounts for 244 of the 629 Pune district projects that show a redevelopment signal, and those 244 are nearly 60% of the 410 registrations recorded in the area.
Punekar News also reported that the segment has grown quickly. Redevelopment made up 3.6% of new Pune RERA registrations in 2017 and has stayed between 23% and 26% each year since 2023. Besides Kothrud, the report names several other older-city and suburban pockets as redevelopment clusters, among them Shivajinagar-Bhamburda and Pimpri-Chinchwad.
On delivery, the report found that 21.3% of redevelopment projects past their original completion date were running on an extension, against 12.6% of other projects. The average extension was 16 months. It counts 214 active redevelopment projects due for completion in 2026 and 2027, and notes that location alone does not seem to decide whether a project runs into delays.

Potential impact
A high share of redevelopment registrations in Kothrud points to more new-build flats arriving in an established neighbourhood over the next few years. Whether that lifts prices in the area is not something this report shows. Newer flats usually sell and rent at a premium to older stock, but the report does not give price data, and a large pipeline can also add competition for buyers. Pune's city-wide average of ₹10,500 per sq ft in our data is only a broad reference, not a Kothrud figure.
The delivery numbers are the more concrete signal. Extensions are more common among redevelopment projects than others, and many projects are due within 2026 and 2027, so some handovers may slip. Because most of the 449 developers have registered only one redevelopment project, track record is hard to judge for many of them. Societies and buyers should treat the redevelopment tag as a starting point for checks, not as a mark of quality.
