KBR Park Road Widening: What It Means for Property Prices in Jubilee Hills

Three landowners near KBR Park have agreed to give up frontage so junctions can be widened, according to Hyderabad Mail. It is a step towards smoother traffic for Jubilee Hills and Banjara Hills, but the roads are not yet rebuilt.

What happened?

Hyderabad Mail reported on 11 October 2026 that actor Nandamuri Balakrishna, Shabdalaya Studios and Bhavya Constructions have each agreed to hand over part of their land so that junctions around KBR Park can be widened.

According to the publication, Balakrishna will release 862.77 square yards from his family house at a junction on Road No. 45. Shabdalaya Studios will give about 608 square yards at the park's entrance junction, and Bhavya Constructions about 341.33 square yards at the Film Nagar junction. All three are reportedly doing so without cash compensation and will receive Transferable Development Rights instead.

The paper says the widening is meant to ease turning movements and help traffic heading to the Cable Bridge, Durgam Cheruvu, Knowledge City, the Financial District and Gachibowli. It adds that some existing structures will be partly or fully affected, and that the real test is whether congestion actually falls.

Potential impact

Land surrender is often the slowest part of a road-widening plan, so this removes one obstacle at three junctions. It does not, on its own, mean construction has started or has a date. Pricing around KBR Park already reflects a scarce, high-value pocket; Hyderabad Mail itself quotes plot rates of ₹4 to ₹5 lakh per square yard nearby, so any traffic benefit may already be partly priced in.

If the junctions do get faster, homes in Jubilee Hills and Banjara Hills could become a little easier to sell or rent to people working in the Financial District and Gachibowli. The effect would be gradual and uneven, and the source offers no estimate of time savings. Treat it as a modest support for demand, not a guarantee of appreciation.
