Illustrative What happened?
Onmanorama reported that land acquisition for the industrial smart city in Kasaragod has run into obstacles. The stalled parcel covers 240 acres, including parts of Valiyasala and Thazhassery, in Block Number 30 of Pudussery West Village.
According to the paper, part of this land falls outside the project's original Detailed Project Report. It also reports allegations that a few individuals have been working against landowner-farmers. In other places, small farmers hold less land than their records show, and delayed release of funds and local disputes have slowed matters further.
Onmanorama noted that the first notification under the Alignment Act came on November 21, 2021, and a second followed on August 18, 2022. The Land Acquisition Cell was then to finish the acquisition and hand the land to Kinfra, but later steps lagged. Most affected owners are over 60, and the farmers' protest committee has warned of an agitation unless acquisition and payment are speeded up.
Which sectors are affected?
- Kasaragod industrial smart city
- Valiyasala and Thazhassery, Pudussery West Village
- Kasaragod land and housing market
- Landowner-farmers awaiting compensation
Potential impact
Housing and rental demand from an industrial project depends on factories opening and people being hired. With the land itself not yet in the implementing agency's hands, that chain is still at its first link. A plan that is stuck at acquisition is not a project under construction, and nothing in the report suggests a date for the first works.
Near term, we would not expect the smart city to lift prices or rents in Kasaragod on its own. Buyers who have priced in future jobs may be paying for something that arrives late or in changed form. The dispute could also be resolved faster than feared, so this is a delay signal, not a cancellation signal. Neither outcome guarantees appreciation.
