Kalyan Builders Booked in Fraud Case: What It Means for Buyers in Kalyan

What happened?

Mid-Day, citing ANI, reported that Khadakpada police registered a case against three builders linked to the Taikun Gold Avenue project in Kalyan. The complaint was made by a 66-year-old retired buyer. He alleges that he and hundreds of other buyers paid large sums while the project stayed incomplete. The case is under provisions of the Bharatiya Nyaya Sanhita, and police say the investigation is continuing.

According to the complaint as reported, the buyer booked a flat in August 2021 and signed a registered Agreement for Sale in October 2021, with possession promised for July 2025. He says he paid about Rs 40 lakh around booking and took a home loan from Indian Bank, part of which went to the builders. He alleges that work stopped in 2022, when the structure had reportedly reached only the ninth or tenth floor. He also says buyers were told that a SWAMIH Fund loan would restart construction, but work did not resume, and that promised rent and interest for late possession were not paid.

Mid-Day also reported that the complaint reaches beyond flat buyers. It involves a redevelopment of six old buildings in Chickanghar, where 184 existing residents were to receive new flats. The complainant alleges that the money collected was diverted elsewhere and that powers of attorney were used to mortgage the society's land. Police say they will examine financial transactions, project papers, the agreements with the society, and land ownership and mortgage records. These are allegations in a complaint, not findings by a court.

Which sectors are affected?

  • Kalyan residential projects
  • Khadakpada
  • Chickanghar redevelopment
  • Under-construction homebuyers
  • Home loan borrowers with disbursed funds

Potential impact

No price effect can be read from this story. It concerns one project and three named builders, and the claims are still under investigation. Its more likely effect is on trust. Buyers in Kalyan may ask harder questions of smaller developers, especially those selling flats in projects where work has already slowed.

For buyers already in the project, the practical risks are long delays, a possible freeze on funds or land, and a drawn-out recovery process. A home loan keeps running while a flat is undelivered, so borrowers may pay EMIs on a home they cannot enter. Any outcome depends on what police and the courts establish, and on whether the project can be restarted or rescued by another developer or a lender.
