Kalyan-Asangaon 4th Rail Line: What It Means for Property Prices in Kalyan-Asangaon Belt

Central Railway has applied for forest land diversion for a fourth line between Kalyan and Asangaon, a step that keeps the capacity project moving. It is a paperwork milestone, not a finished line, so the benefit to homes along the route is long-term and uncertain.

What happened?

The Times of India reported that around 6.5 hectares of forest land in the Thane and Shahapur forest divisions will be diverted for a fourth railway line between Kalyan and Asangaon. The project covers 32.23 km on Central Railway's mainline corridor.

According to the paper, Central Railway has filed an application on the Parivesh portal. Because the land is forest land, the Forest (Conservation) Act requires prior approval from the central government through the Union environment ministry. The estimated cost is Rs 1,619.96 crore, which the railways and the Maharashtra government are to share equally.

The Times of India added that the section now has two electrified tracks, with a third line under way. Local, mail, express and freight trains all use the same pair of tracks. The new line would run mostly alongside existing and proposed lines and would link the yards at Kalyan, Titwala, Khadavali, Vasind and Asangaon. The report says the stations on the alignment include Shahad, Ambivli and Titwala.

Which sectors are affected?

  • Kalyan
  • Shahad
  • Ambivli
  • Titwala
  • Khadavali
  • Vasind
  • Asangaon
  • Central Railway mainline
  • Thane district residential markets

Potential impact

If the approval comes through and the line is built, the extra track could give Central Railway more room to run additional services and recover faster from disruptions. That may improve the daily commute for people living in the towns beyond Kalyan, which tends to support housing demand over time. The report does not give a completion date, so any effect on prices is distant and cannot be sized today.

In the near term, little should change. The application is still a request awaiting approval, and the third line on the same section is itself unfinished. Buyers should treat this as a supportive signal for connectivity rather than a reason to expect quick appreciation. Price movement will depend on funding, clearances, construction progress and local supply.
