IDA's Budget Flats Offer: What It Means for Buyers in Indore

What happened?

The Free Press Journal reported that the Indore Development Authority (IDA) has opened sales of 599 flats in two multi-storey buildings, Gulmohar and Amaltas, under Scheme 136. Gulmohar has 108 one-bedroom units, and Amaltas has 491.

According to the newspaper, Gulmohar flats start at ₹14.64 lakh. Amaltas flats are priced between ₹15.09 lakh and ₹15.95 lakh. The report describes all of them as one-bedroom homes aimed at low- and middle-income households.

The Free Press Journal also said IDA intends to offer compact plots in several small sizes through fresh town planning schemes, and to propose affordable flats under the Pradhan Mantri Awas Yojana. Families displaced by upcoming road works could be housed in such units, subject to rules. The report adds that the fate of Schemes 171 and 77 depends on the state government, and that an IDA board meeting has been put off after a change of CEO, with a new date expected after Dussehra.

Potential impact

A block of nearly 600 homes at authority-set prices adds a low-cost choice for households that find private projects out of reach. It may nudge nearby developers of entry-level flats to watch their pricing, but one scheme of this size is unlikely to shift Indore's broader price levels on its own.

Much of the wider programme is still at the planning stage. Compact plots, Awas Yojana flats and housing for displaced families are intentions, not completed supply, and the pending decisions on Schemes 171 and 77 and the delayed board meeting add timing uncertainty. Buyers should not assume any of these will arrive on a fixed schedule.
