Hindon Airport Road Link Survey: What It Means for Property Prices in Raj Nagar Extension

Ghaziabad's development authority has started surveying a route from Hindon airport to a planned airport-themed township and a large residential project. It is an early planning step, so buyers should treat any price effect as unconfirmed.

What happened?

The Hindustan Times reported that the Ghaziabad Development Authority has started a survey to pick the best alignment for a new road. The road would run from the Hindon civil airport to a township the authority plans on the Raj Nagar Extension side, built around an airport-city concept.

According to the report, the township is meant to sit close to a proposed international cricket stadium and would combine commercial and institutional uses, shopping complexes and visitor accommodation. Officials told the paper the same road would also serve the authority's upcoming Harnandipuram residential township, spread over 501 hectares.

The paper quoted the authority's secretary saying the airport-city township is planned over 200 hectares, that consent from landowners is still being gathered, and that it would be launched in phases of 50 hectares each. Today, the report said, commuters from the airport reach Raj Nagar Extension via the Delhi-Wazirabad Road and a bridge over the Hindon river, and the master plan road also takes traffic from Delhi through the Hindon elevated road.

Which sectors are affected?

  • Raj Nagar Extension
  • Hindon airport
  • Harnandipuram township
  • Ghaziabad road network
  • Plots and residential flats

Potential impact

If the road is aligned, approved and built, it could cut travel time between the airport and the Raj Nagar Extension belt and ease pressure on the master plan road. That would help residential demand around the route and around the new townships, but nothing in the report fixes a route, a budget or a completion date.

The township itself still depends on landowners agreeing to part with land and on phased launches, so the timeline is long and uncertain. Price movement, if any, is more likely to follow visible steps such as a final alignment, land acquisition and tendering than the survey alone.
