HCMTR Land Notices: What It Means for Investors Along Pune's Corridor
PMC has started sending acquisition notices to landowners on the proposed HCMTR alignment, so land measurement can begin. That makes it clearer which plots may be taken, but a notice is not a finished road.

Hindustan Times reported that the Pune Municipal Corporation has been sending notices to owners whose land falls on the planned HCMTR alignment. The notices come ahead of land measurement and the acquisition steps that follow. Officials told the paper that measurement work is expected to start within days.
According to Hindustan Times, an earlier fault in the system-generated notices meant only the first four owners listed in a group received them. PMC's land acquisition deputy commissioner Nikhil More said the system has been corrected and notices now go out at the site or by post. The paper said the alignment touches around 350 parcels, and each parcel has between 10 and 20 owners. The district collectorate's special land acquisition officer is meeting villagers and affected owners to explain the survey and acquisition process, and PMC has set 10 October as its target for this phase.
The paper also quoted PMC project department head Dinkar Gojare on Vadgaon Sheri. Alignment revisions made in 2018 cut the number of homes affected there from over 100 to a small fraction of that. Hindustan Times described the road as an elevated corridor on single piers, with a ground-level road beneath it on the Kalyani Nagar-Mundhwa stretch to ease congestion.

Potential impact
The first effect is on land along the alignment itself. Once a plot is marked for acquisition, its saleability usually drops, because buyers and lenders are wary of title and compensation disputes. Owners with multiple co-holders on one parcel may also find sales harder to close while measurement and claims are pending.
For surrounding areas, the effect is slower and less certain. If the elevated road is eventually built, land near its access points could draw more interest, but the reports describe a plan at the acquisition stage, not a funded or dated build. Pune's average of Rs 10,500 per sq ft and a rental yield of 3.5 per cent are city-wide figures from our data. They say nothing about this corridor, and no price move should be assumed from this news alone.
