HCMTR and Inner Ring Road Survey Deadline: What It Means for Buyers in Pune

What happened?

The Hindustan Times reported that Pune district collector Jitendra Dudi has told officials to finish joint land surveys for the Pune Municipal Corporation's high capacity mass transit route (HCMTR), planned at 24 metres wide, and for the inner ring road, planned at 65 metres wide. The date given is October 30, 2026. The aim is to speed up land acquisition for both roads.

According to the Hindustan Times and The Times of India, the instruction came at a review meeting at the collector's office on Thursday. Officials from the district administration, the PMC, the PMRDA and the traffic police were present. They were asked to complete demarcation and measurement along both routes. The PMC was also told to send the remaining supporting papers and technical reports for a proposal asking the state government to transfer land it controls.

The Times of India added that the agencies were told to coordinate on moving state-owned land and buying private land within the set timelines. It also reported that land held by the defence and railway departments has drawn a positive response. The meeting also reviewed preparations for the Pune Grand Tour 2027.

Potential impact

A survey deadline is an administrative step, not a finished road. The reports do not say when acquisition will be completed, what compensation will be offered, or when construction will begin. Any price effect is therefore likely to be slow and uneven, and it may be small until land is actually acquired and work is funded.

The nearer-term effect is on clarity. Once demarcation is done, buyers and sellers should be able to tell which plots lie inside the alignment and which only sit nearby. Plots that fall inside could become hard to sell or finance, while those just outside may draw interest if the roads look likely. Pune's city-wide average of ₹10,500 per sq ft says little about specific corridor plots, so local checks matter more than averages.
