H-CITI Elevated Corridor Approved: What It Means for Buyers in Jubilee Hills and Punjagutta

What happened?

Telangana Today reported that the Standing Committee of the Greater Hyderabad Municipal Corporation (GHMC) approved one elevated corridor running from NFCL Junction, close to Punjagutta, up to Jubilee Hills Check Post. It falls under the Hyderabad City Innovative and Transformative Infrastructure Project, known as H-CITI.

According to the same report, Jayesh Ranjan, Special Chief Secretary in the Metropolitan Area and Urban Development Department, chaired the meeting. Officials were told to prepare fresh designs and cost estimates, which means the corridor is still at the planning stage.

The paper also noted that GHMC has already taken up flyover and underpass work around KBR Park worth Rs 1,090 crore, with a two-year completion target. GHMC sources quoted by Telangana Today said it is unclear whether those ongoing works will continue or be shelved. A press release said the committee also cleared a steel flyover linking Jubilee Hills and Muffakham Jah College, a revised Aramgarh–Zoo Park grade separator, and grade-separated crossings with several levels at the Owaisi Hospital and Bahadurpura junctions.

Potential impact

If the corridor is eventually built, travel between Punjagutta and Jubilee Hills could become easier, and that is the kind of change that tends to support interest in homes along the route. Hyderabad's average price in our data is Rs 9,800 per sq ft, and these are already expensive, established neighbourhoods, so any added demand may show up more in resale activity than in sharp price jumps.

The gains are far from certain. Fresh designs and cost estimates are still to come, the status of the KBR Park works is unclear, and construction on busy city roads can mean years of disruption. Treat this as a positive signal, not a basis for assuming prices will rise.
