Gurugram RRTS TOD: What It Means for Buyers and Investors in Station Areas

DTCP has brought land within 1.5 km of 12 Gurugram RRTS stations under TOD rules. That can improve development flexibility around these station zones, but the real market effect will depend on the later zoning split and project-level approvals.

What happened?

Hindustan Times reported that DTCP has added the Namo Bharat RRTS links from Sarai Kale Khan to Bawal and Delhi to Karnal to its Transit Oriented Development policy. In the Gurugram stretch, land within 1.5 km of 12 proposed stations now falls under the TOD influence area.

According to the report, the policy can allow additional FAR, mixed land use and other benefits under the 2016 TOD framework. Hindustan Times also reported that the split between intense and transition zones is still pending, and those details will be notified later.

Which sectors are affected?

  • Cyber City
  • Iffco Chowk
  • Rajiv Chowk
  • Hero Honda Chowk
  • Kherki Daula
  • Manesar
  • Pachgaon
  • Bilaspur Chowk
  • Dharuhera
  • MBIR station
  • Rewari
  • Bawal

Potential impact

For landowners and developers, this is a planning-positive move, but not a finished growth trigger. The notification may improve the case for higher-intensity development around the named stations, yet the final value lift will depend on the later rules for FAR, zone split and which licences can actually use the benefit.

For homebuyers and investors, the more useful signal is that station-area parcels may see stronger long-term development interest than non-TOD pockets nearby. Still, this is policy support, not a guarantee of faster price gains or rental growth, and the market will price it in unevenly across micro-markets.
