Goregaon-Mulund Link Road Clearance: What It Means for Property Prices in Goregaon, Powai and Mulund

Illustrative What happened?
Mid-Day reported, citing an official BMC statement, that the civic body has finished removing every structure affected by the Goregaon-Mulund Link Road in Amarnagar. The last 215 were taken down on 16 October 2026 by the T Ward team.
According to the report, the 604 structures were handled in two rounds. An earlier round dealt with 389 of them by 31 May 2026. The affected buildings were a mix of homes and commercial premises, and the BMC said it acted against both eligible and ineligible ones.
Mid-Day added that the BMC is now removing debris and wants the cleared plot handed over for the following construction stages. The publication describes the link road as a four-phase project with road sections, an underground tunnel and flyovers, meant to connect the western and eastern suburbs.

Potential impact
Clearing a stretch of land is a necessary step, not a finished road. Tunnels and flyovers across four phases take years, and other stretches may still face their own delays. Any effect on prices is therefore likely to be gradual and based on expectations rather than on a road people can use today.
If the corridor does get built, localities along it could see better access between the two suburban belts, which tends to help demand for homes and offices nearby. Mumbai's average of about ₹32,000 per sq ft already prices in a lot of connectivity, so gains may be uneven and depend on how close a project sits to the actual alignment. Rents could follow, but that is a longer-term possibility and not something this news confirms.
