Gomti Embankment Plan: What It Means for Property Prices in Lucknow's Riverfront
Following the Gomti flooding, the chief minister has asked for a survey-led embankment plan along the river towards Sitapur. It could ease flood risk and the discount buyers demand near the river, but it is still a plan with no cost or timeline attached.

Illustrative What happened?
The Times of India reported that Chief Minister Yogi Adityanath toured flood-hit parts of Lucknow by air and on foot, including Faizullaganj and Bakshi Ka Talab. He then asked officials to draw up an embankment plan running along the Gomti from Faizullaganj to Naimish in Sitapur.
According to the paper, the irrigation department will survey which stretches need protection, and officials were also told to look for sites where pumping stations could drain waterlogged neighbourhoods. Principal secretary Anil Garg was quoted as saying the Lucknow Development Authority (LDA) would keep building its Green Corridor while the irrigation department handles the remaining vulnerable stretches.
The Times of India also reported the LDA's claim that its Green Corridor, a 28 km riverside project that includes an 11 km embankment, has shielded a large population in Gomti Nagar Extension, CG City, Sarsawan and Malhaur during this rise in the river. LDA vice chairman Prathamesh Kumar put the cost of that embankment at Rs 300 crore, with completion expected by April 2027. He also mentioned a separate Rs 182 crore embankment proposed on the river's opposite side, running through Khadra towards Hardinge Bridge, which the LDA says should end flooding in Faizullaganj, Daud Nagar and Mama Colony.
Which sectors are affected?
- Gomti riverfront, Lucknow
- Faizullaganj
- Bakshi Ka Talab
- Gomti Nagar Extension
- CG City
- Sarsawan and Malhaur
- Daud Nagar and Mama Colony
Potential impact
Homes and plots near a flood-prone river usually sell at a discount, because buyers price in damage, insurance trouble and difficulty getting loans. If the embankment is actually built and the water stays out in future monsoons, part of that discount could narrow in the worst-hit pockets. Lucknow's average of Rs 5,200 per sq ft is a city-wide figure and says little about any single riverside lane.
The timing is uncertain. What the chief minister ordered is a plan and a survey, and the source mentions no funding or schedule for the Faizullaganj to Naimish stretch. The LDA's two embankments are better defined, but one is still only proposed. Prices in flooded areas are more likely to react to completed works and a dry monsoon than to an announcement.
