GMADA Road-Width Cut Plan: What It Means for Buyers in Mohali

What happened?

Hindustan Times reported on 2026-10-18 that the Greater Mohali Area Development Authority (GMADA) has proposed amending the Master Plan to narrow some roads in upcoming projects and townships. For areas with plots of up to 200 square yards, internal roads would go from 40-ft to 30-ft. Sector-dividing roads planned at 200-ft would become 120-ft, and in some areas 80-ft.

According to the newspaper, GMADA's chief administrator Sandeep Rishi linked the move to higher compensation costs under the land acquisition law, particularly where agricultural land is converted to residential use. He said the authority is paying out more than it earns and is unsure it can break even. Projects likely to be touched include Eco City 3 and 4 in New Chandigarh and the Aerotropolis project near the airport, along with future GMADA schemes.

Hindustan Times also reported that the proposal still needs in-principle approval from the Punjab Regional and Town Planning and Development board, followed by a mandatory public-objection process. A senior architect quoted by the paper said this is slow, and the proposal may not clear before mid-March 2027. A town planning official said green-space requirements will be met and that areas such as Medicity will not be compromised.

Which sectors are affected?

  • Mohali
  • Eco City 3 and 4, New Chandigarh
  • Aerotropolis project near the airport
  • Future GMADA townships and plotted schemes
  • Private mega housing townships represented by CORWAS

Potential impact

Narrower roads let GMADA turn more land into saleable plots, which may help the authority's finances and could mean more units on the same land. The costs fall on the street side: a former Punjab town planner told Hindustan Times that traffic problems would worsen, and a local property consultant said prices and buyer interest could suffer. These are opinions, and no price effect has been measured.

For context, our data puts Mohali's average price at about 6900 per sq ft, with a rental yield near 3 percent. Nothing in the report suggests those figures will move on this news alone. The proposal is still at the approval stage, and residents' bodies have objected, so the final rules may differ from what was floated. Buyers in unlaunched or early-stage GMADA projects have the most to watch. Completed neighbourhoods are not directly affected.
