Garbage Fee on Property Tax: What It Means for Investors in Cyberabad

What happened?

Siasat reported that CMC Commissioner G Srijana said on Saturday, October 3, that the corporation will soon collect its waste-management fee through the property tax bill. The civic body is also studying different fee levels for urban and slum areas.

The New Indian Express linked the move to the CURE Act coming into force. It reported that a centralised system is planned to simplify payment and stop unauthorised collections. It also said the GHMC, CMC and MMC are each expected to issue separate notifications setting charges for slums, individual houses, apartments, commercial complexes and other establishments.

On the service side, Siasat said the corporation intends to buy around 3,500 Swachh autos through Ramky, with preference for existing auto workers, and to bring in a four-bin segregation system. Who will supply the bins is not yet settled. The New Indian Express also reported that the state is considering a policy on working hostels, and that road and junction works at IIIT Junction, Khajaguda, Nizampet, Ideal and Allwyn Colony in Miyapur are being prioritised.

Potential impact

The reports describe a change in how the fee is collected, and no rate has been published. Once the separate notifications set charges by property type, owners of apartments, independent houses and commercial buildings will each learn their own figure. Until then the size of the increase is unknown, and it could differ sharply between categories.

A fee of this kind adds to the yearly cost of owning, but it is unlikely on its own to move purchase prices in any visible way. For investors, the effect falls mainly on net rental returns, especially for commercial space, where the charge may be higher. Landlords may try to recover it from tenants, though how far that works depends on local rental demand. Better collection and cleaner service are possible benefits, but they depend on the vehicles and bins actually arriving.
