Elevated Corridor Plan: What It Means for Property Prices Near KBR Park, Hyderabad
Hyderabad Mail reports that officials have proposed a 4.3 km elevated corridor of similar cost after the ₹1,090-crore H-City project near KBR Park was cancelled. It is still a proposal, so any effect on nearby homes depends on approvals, land acquisition and construction.

Illustrative What happened?
Hyderabad Mail reported on 12 October 2026 that the ₹1,090-crore H-City project around KBR Park has been cancelled. Officials have since put forward an elevated road as the alternative, with a cost estimate close to the earlier project. According to the publication, it would run for 4.3 km between Nagarjuna Circle and the Jubilee Hills Check Post.
The publication said the plan also covers land acquisition and the rebuilding of several junctions along the route to ease traffic. Three landowners are reported to have agreed to give up land: MLA Nandamuri Balakrishna, the head of Shabdalaya Studios and the head of Bhavya Constructions.
Per the report, the junction near Shabdalaya Studios, Prasad Labs and the KBR Park main entrance needs 608 square yards, valued at around ₹30.40 crore, and the studio would take transferable development rights in return. The Road No. 45 junction needs 862.77 square yards from Balakrishna's residence, and the Film Nagar junction needs 341.33 square yards from Bhavya Constructions. The Road No. 45 junction is described as a key link for traffic going from Banjara Hills towards HITEC City.

Potential impact
If the corridor is built as described, the stretch between Nagarjuna Circle and Jubilee Hills Check Post could see smoother traffic, which tends to support demand for homes and offices within easy reach of it. The effect on prices would likely be gradual and uneven, strongest close to the reworked junctions and weaker further out. Our data puts the Hyderabad average at ₹9,800 per sq ft, a citywide figure that says little about any single lane near KBR Park.
The plan is only a proposal, and the earlier project's cancellation is a reminder that large schemes in this area can change course. Cost, timelines and final alignment have not been confirmed in the report, and construction disruption could weigh on the neighbourhood for some time before any benefit. Treat it as a factor to track rather than a reason to rush a purchase.
