Dharavi Rehab Construction Starts: What It Means for Buyers and Investors in Central Mumbai

What happened?

Swarajya reported that construction has started on a 22-acre rehabilitation project at the Matunga railway site, following a bhoomi poojan on 12 October led by Pranav Adani of Adani Enterprises. The project will include 10,432 homes for eligible residents and 1,379 commercial and industrial units.

According to Swarajya, the work is being done by Adani Navbharat Developers Private Limited, a joint venture of the Maharashtra government and the Adani Group. Eligible residents will get 350 square feet homes, with residents of Sectors 6 and 1 among the first in line.

Swarajya's report says the plan is 10 towers of 37 to 39 storeys each. The first five towers are due for handover by March 2029, two more by August 2029 and the last three by August 2030. The developer is also to manage the buildings for 10 years after handover.

Which sectors are affected?

  • Dharavi
  • Matunga railway site
  • Central Mumbai residential market
  • Mumbai rehabilitation housing

Potential impact

This is a start of construction, not a finished project, and the dates given are targets. The rehabilitation towers come first so that existing residents can move out and the Dharavi land can be freed for other uses. Any new free-sale homes would arrive only after that, which makes the effect on central Mumbai prices gradual and uncertain.

Our data puts the Mumbai city average at about 32,000 rupees per sq ft, with a rental yield of 2.6 per cent. A large future addition of supply in a central location could, over many years, give buyers more choice and temper price growth nearby. Whether that happens depends on phasing, approvals and how quickly the rehabilitation stage is completed.
