DDA Narela LIG Flats Scheme: What It Means for Buyers in Narela
The Delhi Development Authority is selling 2,516 low-income-group flats in Narela at a 25% rebate, with indicative prices near Rs 15 lakh. The headline figure is an estimate, and extra charges will push the final outgo higher.

Illustrative What happened?
The Tribune reported that DDA has opened a scheme for 2,516 LIG flats in Narela. Of these, 1,020 are in Pocket 3 across Sectors G-2 to G-6, and 1,496 are in Pocket 6. Each flat has an indicative plinth area of 49.90 sq m. After the rebate, the starting estimates work out to about Rs 15.01 lakh for the first group and Rs 14.95 lakh for the second.
The Times of India reported that the scheme is called the DDA Awaas Nivesh Yojana 2026. The brochure can be downloaded from October 13, registration opens on October 14, and booking starts at noon on October 20 on the DDA Awaas portal. Applicants pay a one-time registration fee of Rs 2,500, which is not refunded, and Rs 1 lakh per flat as the booking amount. Anyone already on the portal does not need to register again.
According to The Tribune, DDA has said the flat count may change and that each flat's final price will follow its actual plinth area. Maintenance, water connection and, in some cases, conversion charges are outside the advertised figure. The Times of India added that the brochure will carry the plinth area, price, sector and pocket details for each flat.
Which sectors are affected?
- Narela, Delhi
- DDA low-income-group (LIG) housing
- Affordable housing in north-west Delhi
- First-time homebuyers
Potential impact
The scheme gives low-income buyers a government-priced option well below what private projects in Delhi typically ask. For those who qualify, it could pull some demand away from resale and builder-floor purchases in the same belt. Since the offer is limited to 2,516 flats, it is more likely to set a reference point for affordable pricing than to shift the wider Narela market on its own.
The real cost will only be clear once the brochure lists flat-wise prices and the extra charges are added. Buyers should treat the Rs 15 lakh figure as a starting estimate, not a final outgo. Whether the rebate and DDA's plans for Narela translate into better services and resale value over time is uncertain, and nothing in the reports guarantees appreciation.
