DDA Narela LIG Flat Discount: What It Means for Buyers in Narela

The Tribune reports that DDA has cut the price of 2,516 Narela LIG flats by 25%, with booking opening on October 20. Entry-level buyers get a cheaper route into Delhi, but the extra charges mean the final outgo will be higher than the sticker price.

What happened?

The Tribune reported that the Delhi Development Authority is selling 2,516 low-income-group flats in Narela at a 25% reduction, as part of its Housing Investment Scheme 2026. Booking starts at 12 noon on October 20, and flats go to whoever books first.

According to The Tribune, the homes are spread across Pocket 3 and Pocket 6 in Sectors G2 to G6. Pocket 3 has 1,020 flats and Pocket 6 has 1,496. Each unit is around 49.90 square metres including shared area.

The Tribune added that new applicants pay a registration fee of Rs 2,500 that is not refunded, and Rs 1 lakh must be deposited when booking. Existing DDA registrants need not register again. The paper also noted that maintenance, water connection and conversion charges, where applicable, are collected separately when the allotment letter is issued.

Which sectors are affected?

  • Narela
  • Pocket 3 and Pocket 6, Sectors G2 to G6
  • DDA LIG housing
  • Entry-level resale flats in north Delhi

Potential impact

A large block of discounted new flats gives low-income buyers a clear alternative to the resale market in Narela. Sellers of similar resale flats may find it harder to hold out for old asking prices, since a buyer can compare against a fresh DDA unit. How far this resets expectations will depend on how quickly the flats are booked and on how resale flats compare in condition and paperwork.

The discount is not the full cost story. Maintenance, water connection and conversion charges come on top, and the upfront outlay includes the booking deposit. Buyers should work out the all-in figure before comparing with resale listings. This is a sale offer, not proof of a lasting price correction in the area, and rents are unlikely to move much in the near term.
