Daulatpura Auction Cancelled: What It Means for Investors in Daulatpura, Jaipur

The Times of India reported that RIICO's e-auction of commercial hotel plots in Daulatpura was scrapped near its close, after bids had climbed well above reserve. For investors, the bigger issue is how far state land sales can be relied on.

What happened?

The Times of India reported that the state administration called off an e-auction of commercial hotel plots at Daulatpura, near Jaipur. RIICO, the state industrial development corporation, was running the sale. According to the paper, bids rose to roughly 5-6 times the base reserve price before the exercise was annulled.

The paper said participants had put down earnest money running into lakhs of rupees and had completed the paperwork required to bid. A RIICO official quoted by the paper described a process that went unevenly from the beginning. Bidding was reportedly slow to open while the base price was being settled, an extension came on the last day, and the whole sale was then withdrawn within hours of closing. The official said RIICO acts on directions from the government.

Investors cited by The Times of India alleged that vested interests stopped the sale once prices rose. One applicant who had bid for three plots said they were unsure how to proceed. The paper added that market experts see the episode as a hit to confidence in policy stability. These are allegations and opinions as reported. We have not seen an official explanation, and the source does not say whether the plots will be re-offered.

Which sectors are affected?

  • Daulatpura, Jaipur
  • Commercial hotel plots
  • RIICO land auctions
  • Rajasthan land investors

Potential impact

The immediate effect is on bidders, not on housing prices. Their earnest money is tied up, and the plots they bid for are out of reach for now. Whether the deposits are returned promptly and whether a fresh auction follows are not covered in the report. A re-run could attract fewer or more cautious bidders, or could be priced differently from the cancelled round.

For wider Jaipur land and property pricing, a single cancelled sale is a weak signal. The reported bids suggest strong appetite for commercial land in this pocket, though only the cancelled round shows it, and it set no transaction price. Against Jaipur's average of 5600 rupees per sq ft in our data, the reported surge says little about residential rates. If investors start to price in a risk of sudden cancellation, they may bid lower or avoid state auctions altogether. That could slow land monetisation and cool demand for such plots, but this is a possibility rather than an observed trend.
