Cyberabad Illegal Construction Drive: What It Means for Buyers in Cyberabad

Telangana Today reported that more than 2,700 under-construction properties in Cyberabad are flagged as unauthorised, and demolitions are under way. Anyone buying or lending against an unfinished building there should check its approvals first.

What happened?

Telangana Today reported that the Cyberabad Municipal Corporation has identified more than 2,700 unauthorised properties under construction within its limits. Commissioner G Srijana gave the figure at a media interaction on Saturday. The drive continued after an illegal seven-storey building collapsed in Anjaiahnagar, Gachibowli, and two workers died.

According to the same report, each flagged structure has been mapped with geographic coordinates. Enforcement teams are to pull down the buildings and then keep watching the sites so that builders do not put them up again. The report put demolitions so far at more than 398 structures across the corporation's limits. Srijana also said a tracking system would be introduced and that the building norms in the proposed CURE Bill 2026 would be applied.

Siasat reported a narrower count: 390 illegal buildings demolished in the Serilingampally, Kukatpally and Quthbullapur zones, acting on complaints that came in through Prajavani. Siasat said special teams now inspect and demolish five days a week. Officials told it that owners often get approval for fewer floors and then build more. It also said many of the affected buildings are hostels or paying-guest accommodation. The two outlets' demolition totals differ, and the reports do not explain why.

Potential impact

The immediate effect falls on buildings that lack full approval, not on the Hyderabad market in general. Our data puts the city average at 9800 per sq ft, and nothing in the reports suggests that figure moves because of this drive. Unauthorised stock, though, can become hard to sell, finance or register. Buyers may start paying more for projects with clean approvals.

For rents, the picture is less clear. Siasat said many of the targeted buildings serve students and working people as cheaper stays. If a good number are shut, demand could shift to legal accommodation and push rents up in those pockets. That is a possibility, not something the reports measure. Our city rental yield figure is 3.6 percent. A plan to track and monitor sites is also only an announcement until it is actually put in place.
