CWG 2030 Hotel Room Gap: What It Means for Investors in Ahmedabad and Gandhinagar

A CEPT University study says Ahmedabad and Gandhinagar are short by roughly 22,000 hotel rooms for the 2029 and 2030 sporting events. That points to possible hospitality and short-term rental demand, but it is a study's estimate and not a funded build plan.

What happened?

The Times of India reported on a CEPT University assessment of the hospitality, tourism and mobility infrastructure needed to host the 2030 Commonwealth Games and the 2029 World Police and Fire Games in the twin cities. The work was done by a student of the university's urban housing programme, supervised by faculty.

According to the report, the study puts current stock at around 18,000 rooms against a need of nearly 40,000. It lists 3,694 rooms in 22 five-star hotels, 1,557 in 24 four-star hotels, 790 in resorts and 620 in boutique hotels. It also counted about 141 Airbnb and similar short-term rental listings. The study looks mainly at the premium segment, with a daily rate of Rs 5,000 or more.

The Times of India added that the study sees large gaps in luxury and budget hotels, airport hospitality and especially in venues for meetings and exhibitions. It recommends public-private partnerships, incentives such as TDR-plus in some zones, and a possible sports-focused hospitality REIT. The researchers want any new capacity planned for use after the events too.

Potential impact

If even part of the gap is addressed through new construction, developers and hotel operators may look for sites in the twin cities, and land near likely venues and transport nodes could see more interest. The study is an academic estimate. It does not name sites, funding or approvals, and nothing here confirms that any hotel will be built.

For homeowners, the likelier effect is on short-term letting, since the study counts only a small number of listings today. A temporary surge in stays could lift nightly rates around the events, but it may fade afterwards, which is exactly why the researchers stress long-term use. Ahmedabad's average rental yield in our data is 3.4%, so any short-term income should be weighed against that baseline, vacancy outside event periods and local rules on letting. No price gain can be assumed.
