Compulsory Land Acquisition: What It Means for Property Prices in Koregaon Park

Illustrative What happened?
The Indian Express reported that the Pune Municipal Corporation plans to compulsorily acquire land to widen North Main Road in Koregaon Park. The paper described the road as one of 32 major roads picked to be prioritised for easing traffic congestion in the city. It carries a mix of cafes, pubs, boutiques and homes.
According to the report, Municipal Commissioner Naval Kishore Ram said the widening follows the approved Development Plan and runs 30 metres wide between Westin Hotel Chowk and Tadigutta Chowk, over a stretch of 1650 metres. A contractor already has the work order, and work is under way on the left side. The hold-up is a short section of about 160 metres between Hotel Carnival and Tadigutta Chowk, where the road is now 11 to 14 metres wide.
The commissioner said some residents refuse to give up land because they say compensation for the earlier widening in 2003-05 was never paid. The civic body now needs 3,040 sq metres, valued at Rs 21.4 crore, and says the 2026-27 budget already carries the money. Standing committee approval has been sought. Local corporators backed the widening, and one said about 15 landowners must give up land and should be fairly compensated.

Potential impact
If the widening is completed, traffic on North Main Road could move more easily, and that usually helps footfall and the appeal of homes and shops nearby. Any gain is hard to size. Koregaon Park is already a premium address, and the city-wide average of Rs 10,500 per sq ft in our data is only a loose reference point, not a forecast for this road.
The risks are real. Acquisition is only at the approval stage, owners are contesting it, and the unpaid dues from the earlier widening may lead to disputes or delays. Properties that lose frontage or part of a plot may be worth less, while those just outside the acquired strip may gain from better access. Treat this as a plan in progress, not a finished road.
