Chennai T3 Terminal Delay: What It Means for Property Prices Near Meenambakkam Airport
The Hindu reported that central aviation officials want the T3 international terminal at Chennai airport finished by April 2027, after the target moved back from December 2026. Any airport-led housing demand around Meenambakkam is likely to build later than first hoped.

Illustrative What happened?
The Hindu reported that senior officials from the Union civil aviation ministry and the national airport operator, AAI, met in Chennai to check progress on the T3 International Terminal. They asked for the building to be ready by April 2027. The terminal is part of the airport's second-phase modernisation.
According to the paper, the completion target was recently moved from December 2026 to April 2027. Around 75 percent of the civil work is done. The terminal covers 86,135 sq.metres and is meant to raise annual passenger capacity to 35 million.
The Hindu also said the civil aviation secretary wants no further slippage and another visit is likely next month. Officials were briefed on a Tamil Nadu government proposal for a T5 terminal near the remote bays, along with recent talks between AAI and the state. Bids have been called to improve signage across all three terminals.

Potential impact
A four-month slip is modest in the life of a housing purchase, but it does push back the point at which extra passenger capacity can translate into more airport jobs, hotel and logistics activity and rental demand nearby. Nothing in the report suggests the project is cancelled. It is still unfinished, and April 2027 is a revised target, not a delivered result.
Price effects from airport expansion tend to be gradual and uneven, and we cannot attribute any specific price move to this review. Chennai's city-wide average of 9,200 per sq ft in our data is a useful baseline, but local micro-markets near the airport will depend on supply, road access and buyer sentiment. The T5 idea is only a proposal at this stage and should not be priced in.
