Chakan Infrastructure Push: What It Means for Buyers and Tenants in Chakan
Pune Pulse reported a proposed ₹1,400 crore civic package for the Chakan industrial belt, covering 78 km of roads and 400 to 500 new bus services. It is still a plan without project-wise costs, but better commutes could support housing demand and rents around the belt.

Illustrative What happened?
Pune Pulse reported that district officials put forward a spending plan of roughly ₹1,400 crore for the Chakan industrial area, to be used over one to two years. The money would go to roads, drainage, water supply, power and civic facilities. The plan came up at a meeting led by District Collector Jitendra Dudi at Bridgestone India's Phase II facility.
According to Pune Pulse, the road work covers about 78 km, including repairs, stormwater drains, footpaths, streetlights, parking and utility corridors. Encroachments along the identified routes are to be cleared by December 2026, and road strengthening and footpath work is expected over the next 18 months. Companies were asked to submit employee travel details within a week so that 400 to 500 PMPML bus services can be planned, and to keep trucks in MIDC parking areas or inside factory premises. Pune Pulse also said the Nashik Phata–Rajgurunagar elevated corridor was discussed.
On other services, the report said an allocation of 35 million litres per day for water supply has been approved, with Maharashtra Jeevan Pradhikaran expected to start work in four to five months, and that about 100 MVA of added electricity capacity is being pursued. Housing for around 15,000 industrial workers was also considered. Pune Pulse noted that the minutes carry no project-wise costs and no detailed funding schedule.

Potential impact
Officials estimate four to five lakh people pass through the Chakan belt daily, so slow roads and thin bus services are a real daily cost for workers. If the repairs and bus routes arrive, commuting could become easier, and that may add to demand for homes and rentals in Chakan and nearby villages. Pune's city-wide average is ₹10,500 per sq ft with a rental yield of 3.5%, but we have no Chakan-specific price trend, so we cannot say how much any effect would be.
The package is a proposal, not funded and scheduled work. With no project-wise costs or funding timeline in the minutes, delays or scaling back are possible. The mention of 15,000 workers needing accommodation points to demand, yet it could also be met by new supply, which would limit price and rent gains. Treat any uplift as uncertain and local rather than a guarantee.
