What happened?

Hindustan Times reported that the Central Bureau of Investigation told a Supreme Court bench of Justices MM Sundresh and PB Varale that its investigation into alleged collusion between Noida Authority officials and Sports City builders has turned up a prima facie case. Solicitor General Tushar Mehta asked the court to look again at its earlier direction, under which the probe could go on but the agency could not take coercive steps.

According to the same report, the bench asked the CBI to put its request in an affidavit and signalled that the March 2025 order was meant to shield homebuyers, not builders or sub-contractors. The matter will be heard again later this month. The court had asked the agency for an update on 17 September 2026. The appeals before the bench come from both builders and homebuyers across sectors 78, 79 and 150.

Hindustan Times also reported that buyers in the Lotus Greens Sports City in Sector 150 allege the advertised plan promised 70% of the area for sports and recreation, which the approved plans do not deliver. They say the revised layout plan approved in May 2026 is worse than the 2017 version. The Noida Authority told the court that the revised plan keeps the 70% share for open, recreational and sports use, that its files went to the CBI in April 2025, and that the resolution plan has been complied with. The report says nearly 15,000 homebuyers are involved in the Allahabad High Court's earlier direction to the CBI.

Potential impact

Nothing in the report says that any flat, tower or payment has changed. The CBI is asking for permission to use stronger tools, and the Supreme Court has not agreed. If it does, the likely near-term effect is sentiment: resale buyers and lenders may become more cautious about Sports City units, and deals could take longer or close at a discount. That is a judgement on our part, not something the report states.

The dispute is over whether the layout honours the recreational promise, so delivery and approvals matter more than headline rates. Noida's average of Rs 11,200 per sq ft is a city-wide figure and says little about a project under court scrutiny. Coercive action against officials or builders could also slow construction decisions, though the court has said its priority is to protect homebuyers. Outcomes are open, and neither a clean exit nor a prolonged delay should be assumed.
