Bengaluru Pink and Blue Line Metro Update: What It Means for Buyers and Tenants Along the Corridors
The Hindu reported that Bengaluru's elevated Pink Line section may get passenger clearance within days, while Blue Line trials are due from the first week of November. Homes and rentals near both routes could see better access, but the Blue Line's full opening is still months away.

Illustrative What happened?
The Hindu reported on 23 October 2026 that Minister for Greater Bengaluru Development Krishna Byre Gowda expects the elevated Pink Line section to receive approval for passenger operations within four to five days. That section runs 7.5 km between Kalena Agrahara and Tavarekere. According to the report, trial runs there are done, and the remaining step is official clearance. The State government has written to the Union government seeking an early decision on the inauguration date, and the Chief Minister's letter had not yet received a reply.
On the Blue Line, The Hindu said trial runs on the K.R. Puram to Central Silk Board stretch of 19.75 km are scheduled by the end of October. Trains are expected to run progressively on individual station sections from the first week of November, with the immediate aim of reaching Marathahalli. Commercial services on this stretch are targeted for around the middle of next year.
The newspaper also reported that work between K.R. Puram, Nagawara and Hebbal has slipped by at least a year. It cited a court stay on tree-felling, the shifting of water and drainage lines, and limited working hours on the Outer Ring Road. The 38.44 km K.R. Puram to Kempegowda International Airport corridor is still under construction, and the government aims to start trains on the Hebbal to airport stretch by October or November next year.
Which sectors are affected?
- Bengaluru Pink Line (Kalena Agrahara to Tavarekere)
- Bengaluru Blue Line (K.R. Puram to Central Silk Board)
- K.R. Puram to Hebbal and Kempegowda International Airport corridor
- Outer Ring Road, including Marathahalli
- Residential and rental markets along these corridors

Potential impact
The Pink Line section is the nearest to opening, so it is the only part of this story that could change daily commutes soon, and even that depends on a central clearance that has not yet come. Localities close to its stations may see more enquiries from buyers and tenants who value a metro commute. Any price effect is likely to be gradual and uneven, and it may already be partly reflected in asking rates. Bengaluru's average in our data is Rs 12,800 per sq ft, with a rental yield of 3.8%.
The Blue Line is a slower story. Trial runs are not passenger service, and the report itself points to a year of delay and mid-next-year for commercial services on the first stretch. The airport-side sections are further out still. Buyers pricing in the metro today are paying for a promise whose timing has already moved once. Rents along the Outer Ring Road may benefit first if trains reach Marathahalli, but road congestion and ongoing construction will continue to matter until then.
