Airport Metro Date Set: What It Means for Buyers in North Bengaluru

The Times of India reported that the airport end of Namma Metro's Blue Line is now targeted for September 2027, with the whole line finishing by March 2028. For north Bengaluru buyers and tenants, that is a timetable to plan around, not a guarantee.

What happened?

The Times of India reported that Namma Metro's Blue Line, a 58 km route running from Central Silk Board up to Kempegowda International Airport, has a revised target for full operation of March 2028. According to the paper, the line will open in stages, and the airport-side stretch is meant to start running before the rest is done.

Per the same report, the Hebbal to airport section is aimed at September 2027. The southern stretch from Central Silk Board to KR Pura is expected to start carrying passengers around mid-2027. The KR Pura to Hebbal link is the last piece, with completion pencilled in somewhere between December 2027 and the March 2028 end date.

The Times of India linked the delays to the Hebbal to Kempapura stretch, where BMRCL is building a structure to carry four tracks so the Blue Line can later meet the proposed Orange Line. It also cited traffic on the Outer Ring Road, utility shifting, land issues and station work. The paper noted the line will use driverless trains, and framed the airport link as an alternative to cab fares of around Rs 1,500.

Potential impact

A dated metro opening can shift how buyers and renters value the north Bengaluru belt, since a rail link to the airport and to Hebbal would cut dependence on road travel. If the airport section does open on schedule, homes close to stations could see steadier demand, and rental interest from airport-linked workers and frequent flyers could firm up. Our data puts Bengaluru's city-wide average at Rs 12,800 per sq ft with a rental yield of 3.8%, and any corridor premium would be measured against those figures. We do not have corridor-level price data for this stretch, so we cannot say how large any effect would be.

The schedule has already moved, and the toughest civil work sits in the middle of the line, so further slippage is possible. Much of the benefit may be priced in by the time trains run, and a station being nearby does not make a particular project a good buy. Check the builder's delivery record, the exact walking route to a station and the approvals before paying a premium for metro proximity.
