369-Acre Land Acquisition Notice: What It Means for Investors in North Bengaluru

Karnataka has issued a preliminary notice to acquire 369 acres in two Doddaballapur villages, and it has frozen sales and construction on that land. Owners of notified plots are the most exposed, while neighbouring land may see more interest if industrial demand around the Foxconn facility firms up.

What happened?

The Times of India reported that the Karnataka government issued a preliminary acquisition notification on Oct 12 for land in two villages of Doddaballapur taluk, Bengaluru Rural district. The paper said farmers are protesting, and the notification comes while there is demand for land for industries near Foxconn's facilities in north Bengaluru.

According to the report, the proposal takes in about 223 acres in Sonnamaranahalli and about 145 acres in Dandudasa Kodigehalli. Part of each parcel is already government land. The rest, roughly 102 acres in Sonnamaranahalli and 111 acres in Dandudasa Kodigehalli, is held by private owners.

The notice bars owners from selling, leasing or developing the notified land from Oct 12, and any building put up after publication will not count when compensation is worked out. The Times of India said no deadline for objections is mentioned, and that sources expect a similar notification for Koira village in neighbouring Devanahalli taluk. Local farmers told the paper the land lies in the Arkavathi river basin and that they will keep protesting.

Which sectors are affected?

  • North Bengaluru
  • Doddaballapur taluk
  • Sonnamaranahalli
  • Dandudasa Kodigehalli
  • Koira, Devanahalli taluk
  • Agricultural and plotted land
  • Industrial land

Potential impact

This is a preliminary notice, not a completed acquisition. Farmers are contesting it, objections can still be filed, and the final extent, compensation and timing are unknown. The land could shrink, be delayed or be dropped, so nobody should treat it as a settled industrial park.

For land within the notified survey numbers, the freeze on sales and leases removes the normal market, so any price on offer is effectively theoretical until the process is resolved. For nearby parcels outside the notice, an industrial push could lift enquiries from developers and industrial users, but it could equally add legal or environmental friction given the river-basin concern. Our Bengaluru city average of 12800 per sq ft is a residential figure and says little about agricultural or industrial plots here.
