VARS Builders traces its start to 1989, when V. V. Krishna Reddy set it up in Bengaluru. By the company's account he is a mechanical engineer who began as a scientist at DRDO, the government's defence research agency, before turning to property. He is still chairman and managing director of VARS Builders Pvt. Ltd., which works out of 420, 9th Main Road, HAL 2nd Stage, Indiranagar.

The firm calls itself family owned and operated. It isn't listed on any stock exchange. Krishna Reddy is also a past international director of Lions Clubs International, which the company's website gives some space to.

Not every VARS project is sold by the company itself. Aria Greens, its plotted layout near Budigere Cross, is registered to VARS and Kens Developers, a six-partner firm for which Krishna Reddy signs.

VARS says it has more than 45 projects and over 1,000 homes to its name. Its online timeline lists 47 residential projects, starting with VARS Ville in 1990 and running through names such as VARS Ferndale, VARS Fernhill, VARS Tranquil, VARS Parkwood and VARS Splendid. It gives a year for each but no unit counts or locations for most.

Two residential projects are on sale now. VARS Fairmont, a 3 BHK building at Kodihalli off 100 Feet Road in Indiranagar, is marketed as ready to move in. Aria Greens sells plots between 1,453 and 3,875 sq ft on 286 registered sites, and VARS says it is also putting up a small number of villas there.

Commercial work is a thinner line. The timeline lists VARS Prominade from 1997, El Dorado from 2000 and Mereside Heights from 2002. VARS Splendid, opposite K.R. Puram railway station, has about 19,465 sq ft of shops and offices. The biggest is Brickell Tower on the Outer Ring Road near Bellandur, roughly 2,50,000 sq ft, which VARS says it co-developed with CKPC Properties.

Outside property, the group has moved into hotels and farming. VARS lists a 64-key Spark by Hilton hotel at Calangute in Goa, which it says opened on 10 June 2026, and three Bengaluru hotels with 114 keys run by Olive Living. It also owns coffee estates covering 120 acres across Coorg and Sakleshpur, plus 80 acres of farmland in Nellore district.

Most VARS housing predates RERA. Of the 47 residential entries on its timeline, 45 carry years of 2017 or earlier, so their delivery dates and occupancy certificates aren't on any regulator's portal, and VARS doesn't publish them.

On K-RERA we found a single registration linked to the group: Aria Greens by VARS and Kens, PRM/KA/RERA/1250/304/PR/091122/005421. VARS Fairmont doesn't appear on the register under a VARS name.

The Aria Greens file is the most detailed public record of a VARS delivery. Registered on 9 November 2022 with a completion date of 10 January 2025, the layout received its final order from the Hoskote Planning Authority on 23 December 2024, and the promoter applied for completion on 9 January 2025 without taking an extension. The CA's completion report does show that each of the eight quarterly updates it reviewed reached K-RERA late.

There isn't much public data. VARS Builders is privately held, doesn't publish its accounts, and we found no rating for it from CRISIL, ICRA, CARE or India Ratings.

The Aria Greens filings give a single project-level view. VARS and Kens Developers declared a project cost of ₹95.75 crore, including ₹64.25 crore for land, and said it raised no loan. Buyers had paid in ₹74.30 crore by the time of the completion filing, against ₹41.47 crore of spending, and 115 of the 286 plots were sold.

The CA flagged one point on money handling. The report notes that ₹51.75 crore had been withdrawn from the designated project account against ₹41.47 crore of actual development cost, and treated the withdrawals as in proportion to progress once land at guideline value is counted.

K-RERA lists no complaints against VARS and Kens Developers or against Aria Greens, and the CA's report says the promoter paid no penalty or late fee to the authority. We found no reported insolvency proceedings, court orders or RERA penalties involving VARS Builders in the news sources we checked, as of October 2026.

That record is short partly because so little of VARS's work falls under RERA. For its older buildings, anyone buying a resale flat would need to check consumer-forum records and ask the resident association directly.

Find out which entity you are contracting with. A VARS-branded sale may be made by VARS Builders Pvt. Ltd., by a partnership such as VARS and Kens Developers, or by landowners acting through a power of attorney, as at Aria Greens.

For VARS Fairmont, ask for the occupancy certificate and the RERA position, since we couldn't find it on K-RERA. For an Aria Greens villa, ask for the building plan sanction and whether the villa is registered on its own. For a plot, read the draft agreement's clause on the arterial road, which the vendors keep, and ask who maintains the layout now that roads have been relinquished to the panchayat.

Office buyers and tenants at Brickell Tower face a different question. Confirm which co-developer holds title to the floor you are buying or leasing, given the tie-up with CKPC Properties.
