Migsun Group

The company's pages name Sunil Miglani as chairman and managing director and Yash Miglani as managing director. Its older commercial buildings carry the Mahaluxmi name: Mahaluxmi Metro Tower and Mahaluxmi Plaza in Vaishali, Mahaluxmi Square in Indirapuram and Vasundhara, and Mahaluxmi Mall in Raj Nagar, all listed by Migsun as delivered.

The group is privately held and files nothing with the stock exchanges. It says it has more than 2 crore sq ft developed and under construction and over 12,000 customers, and a 2021 company post spoke of a legacy of more than 27 years. Its website also lists sidelines in education, hospitality and film production.

Its housing is concentrated in Ghaziabad and Greater Noida. Migsun lists Migsun Roof, Migsun Atharva and Migsun Elite One in Raj Nagar Extension, Migsun Kiaan in Vasundhara and Migsun Homz in Kaushambi, and in Greater Noida Migsun Ultimo in Omicron III, Migsun Vilaasa and Migsun Twiinz in ETA II, and Migsun Green Mansion.

Recent launches are almost all commercial. UP RERA lists Migsun Nehru Place 1 to 3 and Migsun Central Market on the former Ansal IT SEZ in Greater Noida's Techzone, Migsun Delta Street in Delta II, co-promoted with Parsvnath Developers, Migsun Alpha Central in Alpha II, and Migsun Lucknow Central and Migsun Janpath in Lucknow. Migsun Rohini Central is registered with Delhi RERA as DLRERA2023P0019.

The Techzone land came through a deal announced at the turn of 2021: Ansal Properties & Infrastructure agreed to sell its 66.24% stake in Ansal IT City and Parks, which holds 37.5 acres in Greater Noida, to Migsun's Mahaluxmi Infrahome, and Migsun said it had bought HDFC's stake too. Up to registrations of 3 October 2026, UP RERA shows no Migsun housing project in YEIDA's Yamuna Expressway sectors.

Migsun registers projects through several companies, among them Mahaluxmi Buildtech Ltd, Mahaluxmi Infrahome Pvt Ltd, Mahaluxmi Realtech Pvt Ltd, Mahaluxmi Buildtech Consortium Pvt Ltd, S.J.P. Hotels & Resorts Pvt Ltd and Yamuna Builtech Pvt Ltd. Most of its housing ran well past the completion dates it first declared to RERA.

The UP RERA uploads tell the story. Migsun Ultimo's completion certificates went up between August 2020 and June 2024. Migsun Roof's came in May 2024, after a registration that ran to December 2022. Migsun Twiinz, extended three times to July 2024, has uploads from January 2024 and January 2026; Migsun Vilaasa's run from June 2024 to June 2026. Migsun Green Mansion, declared for completion in December 2017, uploaded its certificate in September 2025, and Migsun Atharva received a partial completion certificate from the Ghaziabad Development Authority in December 2025.

There are gaps. Migsun Kiaan's registration was extended to 29 December 2024, but its RERA page showed no completion certificate when we checked on 4 October 2026, though Migsun lists it as ready to move. Migsun Janpath in Lucknow, due by 10 December 2024, also shows none, and Migsun Galleria is flagged on the register for default on quarterly progress reports.

Because Migsun's companies are unlisted, we found no audited results, debt figures or credit ratings in the public domain. The numbers available are the company's own. It said it sold more than 150 units worth ₹80 crore between 22 April and late May 2021, and that a 2020 campaign brought ₹421 crore of sales in 72 hours.

In March 2021 Migsun said it was negotiating to take over three stressed NCR projects with 30 million sq ft of potential, and would spend ₹4,500 crore over five years under joint-venture and development-management models. We didn't find a later statement naming those projects. RERA filings give project-level figures instead: the Atharva registration, for example, records a cost of ₹426 crore.

UP RERA's complaint counters are the clearest public record. In October 2026 they showed 219 complaints against S.J.P. Hotels & Resorts (181 on Migsun Twiinz), 130 against Mahaluxmi Infrahome (108 on Migsun Ultimo), 97 against Yamuna Builtech (93 on Migsun Vilaasa), 91 against Mahaluxmi Realtech (84 on Migsun Roof), 82 against Mahaluxmi Buildtech and 36 against Mahaluxmi Buildtech Consortium (34 on Migsun Kiaan).

In June 2026 the Times of India reported that the National Green Tribunal had asked Uttar Pradesh's groundwater department to examine alleged illegal groundwater extraction at building sites in Gautam Buddha Nagar, naming a Migsun site in Techzone-II among them; on 11 May the department had asked the district magistrate to act on dewatering there. We found no reported insolvency proceedings against the group's companies as of October 2026.

Match the brand to the company. The promoter on the RERA page, not the Migsun name, is who you contract with. Migsun Jorbagh, the renamed second phase of The Hemisphere villas, is registered to Royalgolf Link City Projects Pvt Ltd, whose five UP RERA projects carry 371 complaints.

For a ready flat, ask for the completion certificate for your tower and compare it with what's uploaded on UP RERA; Kiaan and parts of Atharva are cases where the website and the register don't line up. For shops and suites in Nehru Place, Central Market, Delta Street or Alpha Central, note the RERA completion dates, which run from October 2028 to March 2030, and check whether your unit sits in a co-promoted block.
