Emerald Promoters Pvt. Ltd.

Emerald Promoters Pvt. Ltd. entered the UP RERA register only on 8 October 2026, when its DXN-ORION project in Sector 22D, Yamuna Expressway, received registration UPRERAPRJ880689/10/2026. The company itself is much older: its corporate identity number, U45200DL2006PTC155849, marks a private limited company registered in Delhi in 2006.

Two Delhi addresses appear in its papers. The letterhead and the draft agreement for sale give a registered office at G-196, Prashant Vihar, while the RERA certificate and YEIDA's 2025 no-dues letter use Second Floor, C-8/1A, Vasant Vihar. The objects clause filed with UP RERA covers group housing, housing colonies, golf courses and golf homes, among other building work.

The company's one documented asset is plot GH-01, a 41,482.34 sq m group housing parcel inside Greenbay Golf Village, the township that Green Bay Infrastructure develops on YEIDA plot TS-06. YEIDA, Green Bay and Emerald signed the sub-lease on 24 January 2014 at ₹4,700 per sq m, a total of ₹19,49,66,998, for a 90-year term.

A 3,670 sq m strip was under a stay at the time and left out of that deed. YEIDA approved adding it in July 2025, and a supplementary deed followed on 5 August 2025. The same person signed the 2014 deed for Emerald and the 2025 deed for Green Bay Infrastructure; neither company publishes a group structure that explains the link.

There's no completed project to judge Emerald by. UP RERA's registered-projects list shows DXN-ORION as its only registration, although that project's summary page counts two projects for the promoter. DXN-ORION itself is planned as 861 flats in seven towers, due on 5 January 2031.

The plot stayed unbuilt for more than 12 years after the sub-lease. At registration the architect certified zero work done, and YEIDA's September 2026 demand includes a ₹3.39 crore construction penalty.

Emerald doesn't publish accounts. Its UP RERA filings put DXN-ORION's cost at ₹83,283 lakh, of which land is ₹11,022.57 lakh. The chartered accountant's certificate of 14 September 2026 records ₹4,657.13 lakh spent on land and ₹223 lakh on consultants and architects so far, and no money received from buyers.

A Form RA-8 affidavit says no bank or NBFC loan had been taken for the project and that a ₹10,000 lakh loan is proposed. The largest open item is the YEIDA demand of ₹30,78,19,403, payable by 15 October 2026, which the company undertook to pay in an affidavit of 22 September 2026. A YEIDA letter of 26 November 2025 had said no premium or lease-rent dues were outstanding then.

UP RERA's DXN-ORION page counts nine complaints against the promoter and none against DXN-ORION, without naming the project they relate to. We found no reported insolvency proceedings, court cases or RERA penalties involving Emerald Promoters as of October 2026.

Ask which second project UP RERA attributes to the company, and read the nine complaints and any orders on them. Get written proof that the YEIDA demand due on 15 October 2026 was paid.

Ask for the audited accounts that the company's reply to UP RERA says were filed for 2024-25. And check that any brand used in sales, whether Orion Lagoon, DXN Orion or Orion, is printed with registration UPRERAPRJ880689/10/2026 and the IDFC First Bank collection account.
